Cyprus is a small island, but it has a surprising number of moods. In one week you can swim in a quiet cove at sunset, wander a Roman mosaic floor, sip wine in a stone village and drive up into pine-scented mountains. Getting the most from it starts with one decision: where to stay.
The area you choose shapes everything, from your morning swim to how far you drive for dinner. Some parts of the island are lively and social, others slow and rural. Some suit families with young children, while others are made for couples who want peace and a view.
In this blog, we explore the character of each area, who it suits best and what to consider when choosing a luxury villa in Cyprus.
People choose a villa for three main reasons: space, privacy and freedom. Instead of sharing a pool with hundreds of other guests, you have your own. Instead of fitting around a hotel's meal times, you eat when and where you like, whether that is breakfast on the terrace or a late barbecue under the stars.
Cyprus is particularly well suited to villa holidays. With warm weather for much of the year and long, light evenings in summer, you will spend a lot of your time outdoors, so a private pool, a shaded terrace and a garden make a real difference.
A villa also makes sense for groups. Families, friends travelling together and multi-generational groups can all stay under one roof, with room to spread out and time to be together. If you are still weighing up your options, our guide to why you might book a villa instead of a hotel explores the differences in more detail.
Each part of Cyprus offers a different holiday experience. Before choosing your villa, think about whether you would prefer to spend your days on the beach, exploring historic sites, enjoying restaurants and local wine, or relaxing somewhere quieter.
If you are unsure where to start, start with Paphos. On the island’s southwest coast, it combines a pretty harbour town, some of the island’s most important ancient sites, quiet beaches and green hillside villages. It is also home to most of our luxury villas in Cyprus, and Paphos International Airport is close by, so you can be by the pool soon after landing.
North of Paphos town, the coastline around Peyia is one of the most popular villa areas on the island. Coral Bay has a soft, sandy beach with calm water that is good for children. A little further on, the Sea Caves area is all about dramatic rock formations, clear water for snorkelling and some of the best sunset views in Cyprus. Villas here often sit on the hillside, looking out across the sea.
If you would rather hear birdsong than traffic, head inland to Kathikas. This traditional village sits on a plateau above the coast, surrounded by vineyards. Life moves slowly, with local wineries and family-run tavernas, yet the beaches are a short drive away.
East of Paphos, Aphrodite Hills is a resort set on a hillside above the sea, with an 18-hole golf course, tennis, a spa and restaurants. Staying here gives you the privacy of a villa with resort facilities on your doorstep, which suits families and golfers alike. The famous Aphrodite’s Rock, the legendary birthplace of the goddess, is just down the coast.
On the south coast, Limassol is the most cosmopolitan corner of Cyprus. Its marina is lined with smart restaurants and bars, the long seafront promenade is made for evening strolls, and the old town hides a medieval castle among its cafés and shops.
History is never far away. Kourion, a Greco-Roman site with a theatre perched above the sea, is a short drive west, and nearby Kolossi Castle has links to the Crusaders. Head north into the hills, and you reach the Limassol wine villages, where you can taste Commandaria, a sweet dessert wine that is among the oldest named wines in the world.
On the island’s east coast, Protaras is a calm, family-friendly resort known for its sandy beaches. Fig Tree Bay is its best-known beach, with gentle water and a small island you can swim out towards. Just south, Cape Greco National Forest Park offers sea caves, cliff-top walking trails and quiet coves such as Konnos Bay. In the evenings, the town has plenty of relaxed restaurants without the late-night crowds.
A good villa is one that fits the way you like to holiday. Once you have chosen your area, these are the questions worth asking before you book.
It also pays to book early. Villas with the best views and locations are often reserved months in advance, especially for the school summer holidays and October half-term.
